The Brussels real estate investment market recorded no completed transactions in Q1 2026, leaving activity at an exceptionally low level while prime yields in the CBD held steady at 5.15 percent.

Take-up in the Brussels office market reached only 32,100 square metres in Q1 2026, a 49 percent drop from the same period a year earlier. Prime CBD rents stayed firm between 370 and 390 euros per square metre per year, while average residential rents across all municipalities exceeded 1,000 euros per month with continued demand for studios and one-bedroom apartments.
Property prices rose 2 to 4 percent annually, most noticeably for energy-efficient homes rated EPC A to C. Limited new housing construction has kept supply tight in those segments.

The Bel20 index on the Brussels Stock Exchange ended a losing streak with a 0.36 percent gain to 5,013.35 points. That equity recovery sits alongside the flat investment picture in direct real estate and suggests investors are watching broader sentiment before committing fresh capital to property deals.
