Laeken Waterfront Property Prices Rise 14% in Brussels
Laeken waterfront apartments near Brussels Canal posted 14% median gains through mid-2026. Investment demand grows as Tour & Taxis and canal rezoning attract buyers citywide.
How we reported this

Laeken waterfront apartments along Avenue du Port recorded a 14 percent median price rise between July 2025 and June 2026, according to transaction data compiled by the Port of Brussels.
The gains arrive as the Brussels-Capital Region accelerates canal-side rezoning that began with the 2023 Canal Plan update. Buyers from inside the city and from Antwerp now compete for units near the waterway rather than traditional squares such as Place du Grand Sablon.
Local anchors driving demand
Tour & Taxis, the former customs depot turned mixed-use site, added 320 residential units last year and opened a new public park at the canal edge in March 2026. Two streets east, the Port of Brussels authority completed dredging works at the Quai de Willebroek terminal, improving barge access and reducing flood risk for adjacent blocks.
These projects sit inside the same postal code as the former Royal Depot at Rue Picard 7, where a 2024 heritage grant converted warehouse space into 85 lofts now listed between €425,000 and €610,000.
Price evidence and next steps
Figures released on 9 July by the regional land registry show the median sale price for two-bedroom canal-front flats reached €392,000, up from €343,000 twelve months earlier. Volume also rose: 47 transactions closed in the second quarter, compared with 31 in the same period of 2025.
Agents active in the district advise checking listings at the weekly open houses held every Saturday at the Tour & Taxis site and contacting the Port of Brussels property desk for upcoming leasehold plots before the next planning round closes in September.
